Just to clarify : the two teams finishing in the higher position play the second leg at their home ground to give them an advantage due to their better finish in the league.
This means it plays out like this, assuming the teams stay as they are :
A1. Derby v Leeds
B1. Boro v WBA
A2. Leeds v Derby
B2. WBA v Boro
FINAL = winner of A v winner of B in a one-off match at Wembley. If scores tied at full time, 30 mins ET is played then it goes to penalties.
This means it plays out like this, assuming the teams stay as they are :
A1. Derby v Leeds
B1. Boro v WBA
A2. Leeds v Derby
B2. WBA v Boro

In the first leg on Saturday, May 11, match A will see the team which finishes in sixth position playing the team which finishes third and match B will see the team in fifth position taking on the team in fourth.
The reverse fixtures will take place on Tuesday, May 14 and Wednesday, May 15.

@Scottish Leeds - I was about to post the same info,
Just to add the FA may switch A and B around once consulting with the police. Sunderland and Doncaster both in line for League 1 play offs and A first leg is also on 11th
